The challenge of a housing shortage, combined with the need to make housing both more sustainable and more affordable presents a perfect platform for accelerating airspace development.
In London alone, building on rooftops could easily deliver hundreds of thousands of new homes – all without the need to find land on which to do so.
BRAC Contracts has a proven track-record of delivering rooftop developments in both the residential and commercial sectors. We appreciate, and have experience of, the distinct stages that specialist projects of this kind go through.
Rather than question ‘why airspace’, we should ask ‘why not?’.
Constructing on existing buildings has many benefits. The ready supply of suitable buildings on which new homes can be delivered, without the need to source land or demolish existing structures is key. There’s also the fact that airspace development is considerably less disruptive than traditional construction – tenants, nearby communities, and the skyline itself experience little disruption. Indeed, there are often benefits to be enjoyed including upgrades and refurbishments to the existing buildings.
Airspace development is also a highly sustainable building approach. Modern methods of construction reduce the carbon footprint of the build, and older buildings are given a new lease of life, preventing the need for costly and detrimental demolitions.
Approached appropriately, rooftop developments are also a cost-effective solution to housing delivery, and we have developed innovative funding models that address the needs of developers in both the private and public sectors. This is particularly significant in the public sector where budgets are under unprecedented strain and capital investment costs (and associated risk) for housing of this magnitude simply cannot be met.
Constructing atop of existing buildings is a highly specialist area.
We have a track record that demonstrates our understanding of the complexities involved in rooftop development, and as both an experienced developer and contractor, we cover the entire lifecycle of such projects from initial feasibility, through planning and financing, design, all aspects of the build, and project management.
We are currently delivering eight apartments in Camden, North London and recently completed a project nearby in Tufnell Park. Our experience also covers a director’s suite to the newly constructed fourth floor at 67 Brook Street, London; a two-storey rooftop extension and subsequent fit-out of for a leading fashion company in Brighton; and the transformation of a Victorian warehouse with the addition of a 400 sq m rooftop development that included a biodiverse living roof.
“We had a tight programme for a technically challenging project and BRAC Contracts managed the project from start to finish meeting our deadlines and delivering an excellent end result. It was an enjoyable experience working with such professionals”.
