For school Managers and Bursars, putting work out to tender for school refurbishment or new build can be a daunting prospect. With tight budgets to which to adhere, the security of pupils to consider and the need to keep the school fully operational during the construction process, choosing the right construction company is very important. Here’s how Queensmead School partnered with BRAC Contracts to transform a 40 year old building into a modern science block on time, within budget and with little disruption to the curriculum

Queensmead School in Middlesex is a co-educational 11-18 comprehensive school and specialist technology college that regards the nature of the buildings in which its students are educated as being of the highest importance. As part of its drive for continual development, the school partnered with BRAC Contracts to undertake a total refurbishment of its existing science block.

Fast-track delivery

BRAC Contracts worked closely with Queensmead School in the design and functionality of the science block, which skilfully utilised the existing building shell as well as taking into consideration disabled access, carbon footprint and the environmental impact.

No surprises

BRAC Contracts also worked closely with the school’s bursar to control and monitor the agreed construction cost plan and provide monthly cost appraisals. BRAC operates a ‘no surprise’ approach to change management with proactive and early recognition of any potential variations.

The challenges

There were of course key challenges to overcome, some of which were specific to the education sector. For instance, it was crucial that daily timetables were not disrupted particularly within standard school hours, and that the refurbishment project was a positive experience for all involved. The security of the building and its users was paramount so as well as adhering to the statutory building requirements, all BRAC personnel were vetted and given a thorough induction on site.

Key programme dates and deadlines were also met and the smooth transition during the planned move phases was ensured; both of which were critical to the success of the project.

The result

Queensmead now boasts an inspirational 21st century science block which incorporates new learning opportunities for its students together with fresh teaching opportunities for its staff. The impressive £1.6 million refurbishment includes an air handling system, lifts and DDA facilities. The air handling system provides an optimum studying environment, lifts are used to transport dangerous chemicals required for technician use, and DDA facilities incorporate bespoke height adjustable workstations and sink areas.

Right on time

The project was successfully delivered in record time – within just six months. BRAC Contracts worked in partnership with Queensmead’s nominated project team to ensure that coordinated design solutions delivered by the consultants and sub-contracts were compliant with the school’s requirements.
