The phrase ‘industrial estate’ is likely to conjure up images of functional, but uninspiring and near identical workspaces that lack any character, in an area devoid of community spirit. Lockwood Way in Waltham Forest challenges that perception entirely!
Located within the Blackhorse Lane Creative Enterprise Zone, the Lockwood Way Industrial Estate was already home to an eclectic mix of local businesses including craft breweries, a micro bakery, a vintage scooter specialist and a wine maker when the London Borough of Waltham Forest decided to invest in it as a means of attracting further businesses. That investment was also intended to encourage those already there to diversify with ‘after hours’ offerings, thereby promoting greater mix-use of the area.
Enlisting the support of the team at We Made That, an ambitious vision was created for how the estate would be transformed into a vibrant and welcoming community. The task of making that vision a reality was entrusted to the team at BRAC Contracts.
Work involved the installation of attractive new frontages to the industrial units, signage for both the businesses themselves as well as across the wider estate, visually eye-catching artwork, footpath widening, fencing, comprehensive landscaping, and road resurfacing.
There’s no doubt that Lockwood Way now challenges the perception of what an industrial estate should look like.
Not only is it visually attractive with its wall murals, road art and refreshed signage, but it also offers the utmost in flexible use through the clever installation of moveable street furniture that allows the area to be transformed into an events area.

“As an area identified for investment, Lockwood Way possessed huge potential not only to be updated and made more attractive to current and potential tenants, but also to become a more integral part of the local community.
“Through the work that we’ve delivered against the vision outlined by the team at ‘We Made That’, the estate now has the potential to offer ‘after hours’ facilities and increase its vibrancy beyond all measure! We’re delighted to have been involved in such an important project and look forward to witnessing it being enjoyed.”
