This was a stunning client commission working with Well St Studio. After shelling out the Grosvenor Estate property and its carcass removed, BRAC Contracts rebuilt it from behind the original façade.

Completed work included:

 

Moving the main stairs

Removing and replacing the conservatory

Lowering the ground level beneath to create a double- height volume.

The creation of a substantial living room space looking over the double height volume

Opened up the rear and south facing façade

To load bear the new glazed flat roof, concrete joists were installed over the new double height space

Removal of Chimney structure

Installation of a folding steel frame double doorset

Installation of a bespoke cast iron Juliette balcony

Using reclaimed and reused site brick, the upper rear façade was built back

Installation of a fully glazed rear extension

Much of the building was found to be in poor condition following investigative demolition. This required replacement. Having also found several obstructions and a disused coal tunnel extending under adjacent properties BRAC Contracts had to carefully piece together all remedial work.
